The Government of Maharashtra (the Authority) vide circular no. 4/2017 dated 14 June 2017 has clarified the terms used within the definition of Carpet Area. Section 2k of the Regulation defines Carpet Area as net usable floor area of an apartment, excluding the area covered by external walls, area under service shafts, exclusive balcony or verandah area and exclusive open terrace area, but including area covered by internal partition walls of the apartment. The Authority vide circular mentioned above, has clarified the terms viz Exclusive Balcony, verandah area, exclusive open terrace area. Source
